Furniture can be an important aspect to selling

October 5, 2010 - Moving families often look for ways to make their home more attractive for open houses or for real estate listings. A new report points to the importance of a unit's furnishings.

The New York Times reported that sometimes, a choice of decor and home furnishings can hurt a relocating family's chance of selling their home. If furniture is too "out there" or unusual, sellers might find potential buyers raising an eyebrow or laughing off the idea of living in the unit - potentially killing a home sale.

As a result, sellers are advised to go with decor and furnishings that are more neutral or easier to identify with. The idea, as with most staging efforts, is to help the buyer picture themselves living in the unit. The concept is even more important today, when buyers are finicky about spending their cash and moving into just any space.

"The difference between three years ago and now is that you could have actually shown an empty apartment without much staging," Shaun Osher, chief executive of CORE Marketing Group, told the Times. But today, sellers must stage their spaces to "leave as little up to the imagination as possible."

Staging has long been an acceptable practice in the moving industry, although many real estate professionals have expressed concerns about virtual staging. This is the practice of digitally altering real estate photos - sometimes to cover up the serious faults or defects of a home.
