The value of home inspections

October 15, 2010 - When people find their dream property, their first instinct may be to call around for moving companies, but before you call for moving quotes, some real estate experts suggest calling a home inspector to make sure that the property doesn't turn into a nightmare.

Buyers may not want to invest the money in a home inspection, but Tony Farwell, CEO of ClosingCorp, cautions, "Buying a home without an inspection is foolish and unnecessary."

Farwell suggests homebuyers shop around and interview at least three inspectors. Additionally, they should get more than one estimate and be sure to check home inspectors' references.

The U.S. Department of Housing and Urban Development lists on its website "Ten important questions to ask your home inspector," among them, asking if you can attend the inspection. It is important for a perspective homeowner to see the home through an expert's eyes. An inspector's refusal to agree to this may be a warning sign.

Another question the department advises is to ask whether the home inspector maintains membership in a home inspector association. Ask to see the membership ID and any other necessary credentials.

Those thinking about moving may initially spend time and money on the home inspection process, but in the long run, they might end up saving a lot more time and money.
