Home sellers may need to hire environmental inspectors to check for asbestos

April 1, 2010 - Homeowners who are planning to sell older houses may need to take additional measures to ensure they have not developed an asbestos problem, as many home inspectors do not address this issue.

The Boston Globe reports that asbestos qualifies as an environmental problem and is not included in the standard practices of home inspectors. As a result, home sellers whose houses might contain asbestos may need to hire an environmental inspector in order to avoid a lawsuit.

While some home inspectors may say that they have looked for asbestos, a house cannot be legally considered free of the problem unless the material in question has been cleared by a certified laboratory. Furthermore, homeowners and inspectors may be legally liable if they fail to mention all areas that could be infested with asbestos.

According to the Environmental Protection Agency, asbestos may be released as materials that are used for fireproofing, insulation, acoustics and flooring begin to deteriorate. Furthermore, homes that have undergone home repair and maintenance may be more susceptible to asbestos infestation.
