Fredericksburg, Virginia

From suburban to rural, from historic to modern, those moving Fredericksburg will discover a wide range of choices and living arrangements. In the city of Fredericksburg, historic beauty meets modern metropolitan opportunity to create a lively city landscape unlike any other. In the suburban areas, the range of options in homes includes everything from exclusive gated communities to entry-level homes to townhouses, cluster homes and apartment complexes. And for those who would like a rural lifestyle, former farm homes with extensive space are available in many areas of the region.

History:
Fredericksburg, Virginia is one of our nation’s most historic cities. It was founded in 1728 and named for Crown Prince Frederick, eldest son of King George II of England. There were also four major battles of the US Civil War fought in and around Fredericksburg; the Battle of Fredericksburg, Battle of Chancellorsville, Battle of Spotsylvania and Battle of The Wilderness. Over 110,000 Union and Confederate soldiers lost their lives in those four battles. One of the reasons that Fredericksburg has had such a long and interesting history is its strategic location at the falls of the Rappahannock River. To the Indians, the falls were favorite fishing and hunting grounds. To Virginia’s early settlers, the fall line was the colony’s first frontier. Just below the falls of the Rappahannock River, the town of Fredericksburg prospered as a frontier river port. The town’s importance grew with increased river traffic. In 1728, it became an official inland port. Tobacco trade brought prosperity. Munitions were manufactured in the city, five generals left their families here to fight and Fredericksburg fortunes were devoted to the fight. Thomas Jefferson and others met in 1777 in Fredericksburg to draft the Virginia Statute of Religious Freedom. Today’s Fredericksburg has preserved its memories well. Its large downtown historic district is dotted with Colonial structures and reminders of the people who lived and worked here. Its Civil War past is inescapable. A major National Park interprets the battles, and the city still shows its glories and its scars.

Economy:
Part of the Washington Metropolitan Area, many Fredericksburg-area residents commute to work by car, bus and rail to Richmond, Fairfax, Prince William County, and Arlington, as well as Washington, D.C for work. The Richmond area has a strong and diverse manufacturing base that has helped the community remain resilient during economic recessions. Other factors that have contributed to this economic stability include the concentration of federal and state agencies, the headquarters of major corporations and bank-holding companies, numerous health facilities, and the concentration of educational institutions in the area. Services and government together account for more than half of all jobs in Richmond. Information technology and major semiconductor manufacturing firms have been attracted to Richmond throughout the past 7 to 10 years. Richmond, as headquarters of the Fifth Federal Reserve District, is a financial nerve center for an industrially strong and diverse region that consists of Maryland, Virginia, West Virginia, North Carolina, South Carolina, and the District of Columbia. Banking has always been a significant employment factor in the Richmond area, and liberalization of banking laws has increased the centralization of headquarters activity in the Richmond area by many of the state's large and regionally oriented banks. Insurance is also a strong, steady growth industry in the Richmond area. Five Fortune 500 companies are headquartered in the region, including CSX, Dominion Resources, Circuit City Stores, Performance Food Group, and Pittston Company.

Tourism:
Begin your exploration by heading to the Gari Melchers Home and Studio at Belmont.
Gari Melchers Home and Studio is the former residence of the American figure painter Gari Melchers. The museum consists of the artist's home, studio and gardens. The stone studio and galleries house the largest collection of Melchers' works anywhere. Next, check out Splitsville Luxury Lanes and Dinner Lounge. This is an upscale, contemporary bowling alley, complete with a full restaurant and lounge. This is not your typical bowling alley. Fore! The Gauntlet Golf Club is the ideal stop for the golfer in the group. This Pete Dye-design is a 6,900-yard par-72 championship course that was rated one of Golf Digest's "Top Ten" most affordable golf courses. Or, head over to Lee's Hill Golfers' Club. Set with a Civil War theme, this eighteen-hole Bent grass course offers four sets of tees, which provides golfers the option of a course measuring from 5,064 to 6,834 yards. For a look back in time, the National Historic District is a 40-block district features more than 350 original 18th- and 19th-century buildings. Or, visit the Fredericksburg Area Museum and Cultural Center. This museum houses an impressive collection of local documents, artwork and artifacts from the Fredericksburg. It also offers exhibits of Civil War objects that provide a rare perspective on civilian life during the conflict.
