January 4, 2011 - A home inspection is generally a required part to the homebuying process, but experts say that the inspection can provide more value than expected to those moving into a new home.While home inspections are typically a vital component to ensuring that the home they are about to buy is not structurally damaged or faulty in some way, experts tell Bankrate.com that the experience can help buyers grow more familiar with the home they are about to buy. Some suggest that before the inspection takes place, buyers take their own assessment of possible problems that might creep up and inform the inspector ahead of time. When the review actually takes place, they can accompany their inspector and ask how to maintain certain systems or appliances."The most important things the buyers need to know are where the water shut-off valve is and how to change the filter on their furnace and air conditioner," Dwight Barnett, a home inspector and owner of Barnett & Associates in Indiana, told the source. "An inspector can also point out some minor maintenance issues like a cracked outlet cover or a broken latch on a window."Inspections are especially vital at a time where many buyers are relocating to foreclosed properties, which sometimes come more damaged than other properties. The Atlanta Journal-Constitution reported that foreclosure sales were propping up the market in that city despite their higher risk.
